Alternatively, the space can be arranged as two separate private offices with their own door branding for anchor tenants — and the rest of the house for flexible residents.

What's the difference from coworking?
RyeBase is a curated office house, not a coworking. The cap is 30 companies, with the emphasis on privacy, calm and a prestigious address — not on volume and hot desks.
Is the house only for lawyers and finance?
No. The house is open to anyone seeking this type of space — advisors, agencies, foreign branches and established entrepreneurs alike. The premium rests on the type of space and its scarcity, not on profession.
What's included in a membership?
From Flexi Desk upward, the price includes the registered seat, coffee, teas and the full house amenities. Higher tiers add meeting-room hours, 24/7 access and more. The exact scope is listed with each plan.
How much does a registered company seat in Prague cost?
A seat at the prestigious Žitná 18 address starts at 2,200 CZK per month (The Address plan) — including mail receipt and a house directory listing.
Can I have just an address without a desk?
Yes. The Address plan gives you a prestigious registered seat at Žitná 18 including mail receipt and a house directory listing, from 2,200 CZK per month.
From when are the offices available?
The registered seat at Žitná 18 — the The Address and The Address Plus plans — is available immediately; you can register and start using it right away. Workspaces (Flexi Desk, Fix Desk “Resident”) and private offices are available from September 2026. Given the cap of 30 companies, we recommend reserving your place early.
Will I get a lease for an office in Prague?
Yes. For the rental of a private office, a lease is concluded for declaring rented offices in Prague. When choosing a virtual seat (The Address and The Address Plus), a contract for the provision of a business address and administrative services is concluded. Both serve as proof of the company's registered seat at Žitná 18 in Prague — whether for banks, financial institutions or business partners. The contract is concluded for a maximum of one year, with the option to extend by mutual agreement.
Do I have to commit for a year if I only want a workspace?
No. For a workspace alone (Flexi Desk and Fix Desk “Resident”), membership is flexible — no long leases or capital expenditure. The lease runs for a minimum of three months; after three months it can be terminated with one month’s notice. The deposit is usually one month and the exact wording is always set by the contract and T&Cs. The usual one-year commitment applies only to a dedicated private office and a virtual seat.
Is parking available?
We don't offer parking yet — it's in preparation. There is, however, ample public parking near the building.
